Booking & Payments
How do I book directly?
Reserve any cabin on our Properties page. Choose dates, review the quote, and complete checkout securely.
What forms of payment do you accept?
Major credit cards are accepted at checkout. A deposit is due at booking and the balance is charged automatically per your confirmation email.
What is your cancellation policy?
Policies are shown at checkout and in your confirmation. If you’re unsure, reply to your confirmation email and we’ll confirm your specific terms.
Tip: Consider travel insurance (see below) to protect your trip.
Is there a security/damage deposit?
We use a refundable deposit or a damage waiver (varies by cabin). Details appear in your quote and confirmation.
Do you require ID or a rental agreement?
Yes. The primary guest must be 25+ and sign our rental agreement. A valid government ID may be required.
Check‑In / Check‑Out & Access
What are check‑in and check‑out times?
Standard check‑in is 4:00 PM and check‑out is 10:00 AM (local time). Early check‑in/late check‑out may be available for a fee, subject to cleaning schedules.
How do I access the cabin?
Contactless entry via a smart lock code or lockbox. Your access info arrives by email/text before arrival.
What’s included on arrival?
Starter supplies (a few trash bags, paper goods, small soaps, dishwasher tabs). For longer stays, plan to purchase additional supplies as needed.
Location, Roads & Parking
How far are you from Pigeon Forge/Gatlinburg?
Our cabins are in the Sevierville / Pigeon Forge area. Exact driving times vary by cabin and traffic—see each listing’s map in Properties.
Are the roads steep? Do I need 4WD?
Mountain roads can be steep and curvy. In winter weather, 4WD and/or chains may be recommended. Drive slowly and arrive before dark if possible.
Is there enough parking?
Most cabins have flat parking for 2–4 vehicles (varies by home). No street or grass parking. Trailers are generally not permitted.
Amenities (Hot Tub, Fire Pit, Grill, Wi‑Fi)
Is there a hot tub?
Yes on most homes—see the listing. Tubs are drained/cleaned regularly. Please shower before use and keep the cover closed when not in use.
Do you have a fire pit or fireplace?
Many cabins include a gas fireplace (seasonal) and/or an outdoor fire pit (where allowed). Follow posted rules and all burn bans.
Is there a grill?
Most cabins have a gas grill. We attempt to keep propane on hand; please turn off the tank after use and brush grates when cool.
How reliable is Wi‑Fi/cell service?
High‑speed internet is provided, but mountain service can fluctuate. For video calls/streaming, download content in advance if it’s mission‑critical.
Policies
Do you allow pets?
Pet policies vary by cabin. If permitted, fees and limits apply and must be disclosed before arrival. Unapproved pets are subject to fees/eviction.
Is smoking allowed?
No smoking or vaping inside. Evidence of smoking will incur additional cleaning fees. Please use designated outdoor areas and proper disposal.
Maximum occupancy and visitors?
Max occupancy is listed per cabin and strictly enforced, including day visitors. Parties or events are not allowed.
Quiet hours?
County/HOA quiet hours typically 10 PM–8 AM. Please respect neighbors and the peaceful mountain setting.
Safety & Wildlife
What should we know about bears and wildlife?
Do not feed or approach wildlife. Keep car/house doors closed, remove food/trash promptly, and use bear‑proof cans where provided.
Do you have exterior cameras?
Some cabins have exterior security cameras for safety. No cameras inside. Locations are disclosed in each listing.
Maintenance & Emergencies
What if something isn’t working?
Please contact us right away—most issues can be resolved quickly. Urgent items are prioritized; non‑urgent items may be handled next day.
What if power/internet goes out?
Mountain utilities can have brief outages during storms. Report it to us; we’ll coordinate with providers if needed.
Do you offer travel insurance?
Yes—offered at checkout or via your confirmation link. Highly recommended for weather, illness, or travel disruptions.
